Finding the property is simple, deciding what is important to you maybe the tricky part. So, what is important to you, a garden, lower floor, somewhere pet friendly, close to transport, good schools. We aim to help you achieve your aspirations but being flexible helps.

Location, location, location …It’s generally the first thing that springs to mind…We specialise in the TW area but have a good working knowledge of West & South West London. If you have a strong preference on where you want to be (or don’t want to be) it saves you and us time by letting us know this from the onset.

What’s available…

With rentals still being in high demand, its worth recognising that when a property comes onto the market it is usually snapped up pretty quickly. If you like a property you can guarantee there are a number of others just like you so act fast. If you are flexible with your move in date this will put you at an advantage – Landlords all want to minimise the time their property is empty if at all.

As soon as we market a new property it will go straight onto the main property portals like Rightmove and Findaproperty as well as our own website if it matches your desired criteria you will receive an email direct to your inbox via our automated database. As soon as you see a propety you like the look of arrange a time to view it, if you can it’s generally better during day light is always better to be able to see a property especially in the winter. We understand that for most people they need to come after work so we are happy to offer later time slots by appointment as well as Saturdays.

So… decisions decisions.. the viewings are done and you have found ‘The One’ at each viewing you will be given a ‘cost card’ this details all the related finances which are due prior the tenancy start date. Once you have paid your deposit we then need to carry out the reference checks. The reports generally take a couple of days and once completed if it is suitable we will send a copy to your new landlord for approval, then a move in date can be agreed by all parties. We will then produce the tenancy agreement for signatures.


It’s worth noting as some people don’t realise that a tenancy agreement is a legally binding document so you really do need to read it. Don’t worry – if there is anything you are unsure of we are happy to explain the terms. Some landlords may include special clauses like no pets and or no smoking in the property but this will have been explained to you at the beginning. It is important you understand and agree to the terms in your tenancy before signing.

Where possible we encourage our landlords to have their properties professionally cleaned and appoint an Independent Inventory Clerk whose role it is to carry out an inventory and carry out a check in meeting with you – the tenant this also includes giving you the all important ‘Keys’ to your new home. The Inventory Report notes everything in the property including the condition, once completed the Clerk will provide you with a copy. This will be referred to again at the end of the tenancy when you move out to ensure the property and any furniture or furnishings are handed back in the same condition. This is a very useful document for both tenant and landlord. All that’s left is to say congratulations to you in your new home!
